While the home prices in Colorado have not taken off like they have in places like California, they have seen steady increases over the last few years. With the exception of 2000 and 2001 when home prices went up around 10% per year, price appreciation has been in single figures. Over the last 5 years (up until 3rd quarter 2006) home prices in Colorado have gone up 22.65%.

The largest population in Colorado is centered around the Denver area. The greater Denver real estate market includes the Boulder real estate market located just to the north. The Denver area saw a large influx of people in the 90's attracted by the pleasant climate and the proximity of the Rocky Mountains which supports multiple outdoor activities including skiing. The median home price for a single family home in Boulder is $366,800 (third quarter 2006) and metro Denver $251,780 (annual 2006 price). Located just to the south of Denver is the states 2nd most populous city called Colorado Springs. Again the springs (local name) is located close to the Rocky Mountains and is the home of the U.S. Air Force Academy. The median home price for the area is $224,000 (third quarter 2006).
